$10M Bend estate with airplane hangar, ‘Top Gun’ sand volleyball court and underground bunker hits the auction block

On July 24, an 80-acre estate outside Bend that is intended for both indoor and outdoor entertaining will go up for auction with a $9,999,000 asking price.

Listing broker Jen Bowen of Coldwell Banker Bain, who is working with Concierge Auctions, says low bids, estimated between $3.75 to $5.75 million, are anticipated to start early bidding on Friday.

To place a bid, prospective purchasers must register and deposit $100,000. The highest bidder will pay Concierge Auctions a 12% charge on top of the purchase price.

The Bend region estate is described as an exclusive compound paradise by the auction agency, which claims to market unique luxury houses to high-net-worth real estate purchasers. The property boasts panoramic views of seven mountain peaks in the Cascade.

With a mile-long paved driveway leading to the front entry and porte cochere, the gated property at 62265 Dodds Road is surrounded on two sides by Bureau of Land Management land and, according to Bowen, has no neighbors or traffic noise.

She went on to say that the estate is popular with outdoor enthusiasts, art collectors, vintage automobile owners, and fishermen.

The main house was finished in 2018 and spans two floors with 6,321 square feet of living area. Cement siding encircled by fire-breaking buffer zones and metal roofs that are resistant to fire are examples of exterior materials.

Mussa & Associates of Sedona, Arizona, created the modern home’s Western Window Systems walls to maximize the property’s location on a rise with a view of a meadow.

According to Bowen, having a lot of windows allows natural light to flood the house and foster a peaceful sense of connection with the outdoors.

Energy-efficient concrete flooring with radiant heating and a 40 kW Tesla solar system with battery backup are available to produce electricity even in the event of a power loss.

The two main suites are accessible through hands-free pocket doors. The main house has three additional suites.

Three basic rectangular shelters—known as guest pods, caretaker’s quarters, and an underground bunker—share the land.

A 10,000-square-foot climate-controlled shop that can display over 20 automobiles, boats, RVs, and airplanes is available in addition to the six-car garage.

Outdoor areas for hobbies and entertainment include:

According to Bowen, walled meadows enable farm agriculture and cattle rearing, whereas lavender blooms in a field next to an irrigation canal.

The property is located 34 miles from the commercial Redmond Municipal Airport, 4 miles from the Bend airport, and 14 miles from downtown Bend.

The Deschutes National Forest is 16 miles away, Mount Bachelor is 38 miles away, and the Deschutes River is 15 miles away.

In July 2024, the first asking price was $10,990,000.

After a traditional listing with a real estate brokerage business fails to attract a buyer, owners of luxury properties—which are hard to evaluate and sell—sign with an auction company.

High-end homes in the leading luxury markets in the United States remain listed on the multiple listing service (MLS) for a year or more, according to data by Concierge Auctions.

According to the auction company, which sells properties in their current state (as-is) and without any contingencies, time can be more valuable than money.

From marketing to the winning bid, the entire auction procedure takes sixty days. According to conciergeauctions.com, auctions increase interest and competitiveness for real estate in a limited amount of time, much like they do for pricey vehicles, wine, and artwork.

All auctions require a deposit and preregistration, albeit each has its unique set of rules and restrictions.

Once priced for $10 million, the 25-acre Nestucca Sea Ranch on Oregon’s coast sold for $3.08 million in 2024 at Concierge Auctions.

In 2023, Concierge Auctions also sold actor Patrick Duffy’s Rogue River property in Eagle Point, southern Oregon, and the Blackberry Castle estate in Northwest Portland.

2015 saw the initial listing of the 6.4-acre gated Blackberry Castle home at 14125 N.W. Germantown Road for $7,175,000. Concierge Auctions identified a bidder for $2 million in 2023.

Once priced at $10,995,000, the highest bid for the 329-acre Duffy Ranch at 436 Staley Road outside Eagle Point was $5.75 million plus the 12% premium charge, for a total of $6.44 million.

Concierge Auctions will build homes for needy families with the proceeds from its sales through the Giveback Homes initiative.
